Can anyone tell me approx cost to build a house right now in lower mainland?
per sq foot please.

Depending on the quality. If you have something slightly above average, you're looking at min. $145 to $165 a foot. I just built one 6 months ago and that was the cost for me.

I am looking at building in Calgary, and have budgeted $500/sq.ft. not including the land.

Maybe I should ditch the Corinthian Leather floors ?!?!?!?!

vancouver westside, probably $200/sq ft and up. elsewhere perhaps $150-$175/sq ft.

there may be builders offering to build at lower costs, i would advice against them - they often employ FOB (fresh off the boat) labour and shoddy material.

as for d duck's $500/sq ft budget - often hear the saying, champagne taste beer budget, in this case beware of champagne budget and beer taste, especially with that leather floor.

how about exposed architectural concrete, s4s douglas fir wood partitions and screens, or perhaps a swimming pool with glazed bottom above your living room. thats exactly what one house has here in vancouver on point grey road. $ 7 mil for just over 3000 sq ft if i recall.
